Sailing in Clear Lake area about 27 years. I will give here rating of Zero. I signed one year contract in December 2021 prior to rate increase in January 2022. Sold my boat in April 2022. New owner will use my slip and payed for it. Gave deposit. I informed office that I am under contract with Moorings for new boat which I will keep in marina. Fine said the office we'll refund your deposit. However later I received charges for next month, new owner already payed. No return of my deposit. Surveyor for new owner inspecting boat bottom noticed absent zink that I renewed recently! Suspecting stray current I inspected shore power wires around docks and found SIXTEEN floating in water. I informed office about and requested wires to be removed from water. Next day on my sold boat I found dirty boots footprints and autopilot display cover stolen. Signal to keep quiet or else. Resently I passed by the same docks and found just FIVE wires floating. I had more unpleasant contacts with management, especially with virtual manager who managed marina by phone and email. Usually office personnel telling you one thing but virtual manager twists thing around like money hungry business. Marina is not boater friendly, it is hungry for profit business.

"What is available?" We never think about what is unavailable. It's noteworthy to see what this place does not offer. No fuel dock. No ship store. No pump out. No Wi-Fi on the Docks or slips, (Wi-Fi is included, NOT!) No dock boxes unless you pay extra or get your own (A dock box is in the lease) No heat (or a/c) in the lounges. No Heat in the Pool, No Hot tub and they took out the sauna. No dedicated dock personnel to assist. No active system to address boat owner needs. However, they do have one of the highest mooring fees in the area. They also have one of the most complicated and demanded lease requirements. But their landscaping is nice. If you sign a 12 month lease you get the first and last month Free, (well not quite true.) You pay for 12 months and then when you ask about the 1st and last free you are told that you got a discount each month?? So, a slip is really $450 a month, WTF? This place is a Scam!!

We boat owners are always asking the question, "What is available?" We never think about what is unavailable. It's noteworthy to see what this boat basin does not offer. No fuel dock. No ship store. No pump out. No transients allowed. No on-site restaurant. No Wi-Fi in the lounges. No heat (or a/c) in the lounges. No dedicated dock personnel to assist. No active system to address boat owner needs. However, they do have one of the highest mooring fees in the area. They also have one of the most complicated and demanded lease requirements, and their landscaping is nice in an "agenda 21/yacht club" type of limited use. We have stayed here a couple of times in the last twelve years and it seems to be getting worse. If it wasn't for the new boat dealerships, I doubt this place would be on the map.
