Champlin's has really been hyping their new amenities. They should since the dockage fees have almost doubled since the new owners took over. They have definitely invested in the place and no more rafting up. But operationally, it's inferior to the prior owners. First - their heated pool. I guess technically it's heated by the sun, but I'd say that's pushing it. That pool was not heated - it was chilly. The showers had blue mold running down the walls and haven't been cleaned in a while. Their Sugar Shack was out of over half the ice cream flavors for a day and a half. They do have a lot of people working the grounds and they did a great job with clearing the trash bins. But they only seem to have about 3 dock hands. That's really light with so many boats trying to come in. Also - so many boats had to wait for slips because the boats leaving don't leave by 11am for checkout. We were coming in at 1pm and had to wait for other boaters to vacate their slips. The dock hands indicate that they can't force them to leave. Why not? Checkout's 11am. So if they won't leave, start charging them by the hour. Overall we love Block and Champlin's is a great place. You expect issues, but when you get gouged at $12/ft - expectations rise. At $6 - $8 a foot I'm fine. At $12 - I'm annoyed. lol.
